The footprint for units is either 25’ x 40’ or 30’x 40’. A mezzanine of roughly 33% of the footprint will be added to each unit, making a total square footage of 1,333 sf to1,600 sf. Redline can customize the size of units and will endeavor to satisfy any requirement you have.

Initial pricing is $180 /sf.

Unit owners may customize their units, subject to structural and safetyrequirements. The HOA has the right to approve any improvements. Our buildingshave electricity, HVAC, gas, water, internet and telephone to each unit.
Customized paint, wall treatments, floors, and lighting are at the Owner’s option. Inaddition, bathrooms, security systems, and hydraulic lifts may all be added. Redlinehas standard upgrade packages for your consideration or you can engage your ownconsultants to design your interior.

Construction of improvements will be provided by independent, 3rd partycontractors, subject to HOA approval.

Closing on your condominium is similar to purchasing a house. Title insurance, closing and recording fees are part of the process. If you finance your unit, loan fees, appraisal cost, and origination fees are between you and your lender.

There will be fees for shared costs such as maintaining common roads, amenities,and landscape maintenance. In addition, there is an Association ground lease of$175 per month per unit.

The HOA will insure the building and the property, including liability insurance. Youare responsible for everything inside your unit. A liability policy will also berequired. It may be possible to add these items to your existing homeowner’s policyor you may need a new policy. We have an insurance agent that you may engage atyour option.
